While I've advanced each through products, pilots, and policy frameworks, these transformations remain ongoing. The work extends beyond these four into the many territories where institutional defaults still need rewriting.

Environmental review has become a procedural bottleneck that delays critical infrastructure and housing without improving outcomes. Automating the analysis pieces transforms months of process into minutes of computation, allowing people to focus on higher-order judgments.

As an Urban Tech Fellow at Cornell Tech, I pushed this from theory to practice:

  • Convened NYC agencies and mobility companies to surface CEQR streamlining opportunities
  • Produced the "How NYC Moves" transportation analysis automation playbook
  • Prototyped standardized analysis modules for cross-jurisdiction deployment

Machine-Readable Zoning

Zoning's complexity creates information asymmetry that favors insiders and slows equitable development. Making these rules computationally accessible democratizes planning and enables communities to instantly test development scenarios.

As a zoning startup pioneer and ongoing advisor, I've made land use computational:

  • Co-designed Envelope's zoning rules engine covering NYC's 100,000+ regulation combinations
  • Architected Open Zoning data standard for missing middle housing at Harvard GSD
  • Continue advising multiple proptech companies on computational approaches

As co-founder of the mobility startup ClearRoad and road pricing advocate, I've proven the digital pricing model:

  • Developed road pricing architecture scalable from lane to region
  • Advanced the road pricing industry through thought leadership, pre-sales, and evangelizing
